What we collect

Information you give us. When you ask what your home is worth or contact us through this site, we collect what you enter: the property address, and — when you provide them — your name, email address, phone number, and what you tell us about your plans and timing.

We may record the property address when you submit it, whether or not you go on to give us your contact details. Where you give us a property address, we may use it to send you information about selling that property by post.

Address suggestions. When you type a property address into this site, what you type is sent to Smarty — an address data company — as you type it, so that it can suggest matching addresses. Smarty receives the partial address and your IP address. To make sure we have a real, complete address, you submit a property address by choosing one of these suggestions; an address that does not match one cannot be submitted. When you choose a suggestion and submit the form, we keep that address as part of your request. We do not keep the other suggestions you were shown, Smarty’s own identifier for the place, or the rest of what Smarty returns.

Information collected automatically. When you arrive from an advertisement or a link, we record how you got here: the page you landed on, the site that referred you, and any campaign tags in the link — including the identifier Google or Facebook adds to a link when someone clicks one of their ads. If you come back later by clicking an ad, we record that click and when it happened as well. This is kept in your browser and sent to us when you submit a form. We also use Google Analytics to measure how the site is used, as described under “Tracking across other websites” below.

Information used to keep the site working. To stop automated abuse of our forms, we count submissions per internet connection. Our application stores a pseudonymous identifier for this rather than storing your IP address in its lead database.

Who else sees it

We use a small number of companies to run this site and handle enquiries. They receive only what they need, and only to do work for us:

• our website host, which runs the site and stores its data;
• our customer relationship system, which holds enquiries so our agents can respond;
• mapping and address services, which help an address you type resolve to a real property;
• a printing and mailing service, where we send something by post;
• an analytics service, which reports how the site is used;
• a video service, which hosts the videos embedded on our pages.

We do not sell personal information, and we do not share it with third parties for their own advertising. We may disclose information where the law requires it.

Tracking across other websites

Listing pages show the property on a map supplied by Google. Displaying it means your browser contacts Google directly and provides the property’s coordinates, your IP address, information about your browser and device, and ordinarily this site’s address — though not the particular page you are reading. The map loads on its own; you do not have to click anything for that to happen. Google may collect this activity across sites that use its services.

What Google does with what it receives is governed by Google's Privacy Policy and the Google Maps Platform Terms of Service.

Embedded YouTube videos may cause Google to receive information such as your IP address, the page you are visiting, and your interaction with the video. Google may collect activity across sites that use its services. We use YouTube's privacy-enhanced mode, which Google says prevents these video views from being used to personalize your YouTube experience or advertising outside our site.

The embedded player loads as you scroll near a video, before you choose to play anything.

Google Analytics. We use Google Analytics to understand how this site is used: which pages are viewed, how visitors arrive, and whether a form was sent. It sets cookies on this site so that it can recognise a returning browser, and your browser sends Google your IP address, information about your browser and device, the pages you view here, and the page that referred you. Google uses the IP address to estimate your approximate location. Google may collect this activity across sites that use its services.

We also tell Google Analytics when something happens on the site — that someone asked what a home is worth, sent the contact form, requested a tour or a call, opened a listing, or applied search filters — but not your name, email address, phone number, a property address you type in, or what you type into the home search. Google does see which listings are viewed, since a listing page’s title is the listing’s address. We have turned off Google’s advertising features for this site, including Google signals.
